What We Do.
KHL Retail understands the needs and concerns of institutional owners in creating a retail lineup for their tenants that is consistent with their Class A property’s image. Our team comes from an owner/operator background and we recognize the need to balance design/function with return. We work with owners as a retail advocate to create a tenant mix and retail design that compliments the image, brand and tenancy for the building, and provides the necessary retail infrastructure for the daytime population's retail, service and dining needs.
Besides plan development, our typical scope of services includes a comprehensive review of existing leases and tenant sales, participation in design charrettes to identify potential redevelopment scenarios, development of a detailed merchandising program for the project, identification of ideal local and national prospects for the proposed program, developing/refining layout and design, marketing and branding collateral for the asset, and implementation of our leasing/asset management recommendations for the project.
In addition to our long-term solutions for these assets, the KHL team has also deployed short-term, seasonal and pop-up solutions for clients to activate streetscapes and to provide additional amenity/retail support for the building's occupants. The combination of these services with our longer-vision retail strategy continually activates the project, providing a smooth transition to the final merchandised project.
